Ryan Korban’s name is synonymous with an imaginative yet refined approach to high-end retail and residential spaces. The wunderkind designer counts Alexander Wang, Aquazzura, and Balenciaga among his impressive roster of A-list clients, but decided to chart new territory with his first-ever luxury real estate commission. Broad Street Development recently tapped Korban to outfit interiors at 40 Bleecker, a 61-unit residential building by Rawlings Architects slated for completion in 2019. Great news for upcoming 2019 luxury condos seekers!
Korban’s expertise at seamlessly combining luxe materials and old-world textures is one of 40 Bleecker’s most defining qualities. Honed statuary marble and dove gray terrazzo flooring immediately set the tone in reception, which features suede-paneled and Beauval limestone walls. Statuary marble also clads two custom sofas—perched atop a silk rug—that gather around the bronze-lined fireplace in black marble. A plaster and wrought iron chandelier by Eric Schmitt, one of Korban’s most treasured product designers, presides overhead.

The lobby is outfitted with marble and dove gray terrazzo flooring, offset by suede-paneled and Beauval limestone walls. The seating area features two Korban-designed sofas flanking a French limestone slab coffee table centered around a black marble fireplace.
The building has 61 apartments ranging in price from $1.75 million for a one-bedroom to $6.31 million for a five-bedroom. Typical apartments have high ceilings and large windows. Kitchens feature Miele appliances and cerused oak cabinetry. Atop the 12-story building is six penthouses, each with its own private outdoor space. Two of the penthouses recently sold for $10.185 and $6.6 million, respectively.

Common areas of Ryan Korban interiors condo include a 57-foot swimming pool, an exercise and stretching room and a bicycle room. There is also a 5,600-square-foot courtyard with reflecting pools, Zen waterfalls, and Chevron paths brought to life by Hollander Design. Beneath the luxury condo is a private parking. A concierge and live-in superintendent are there to cater to residents’ needs.
40 Bleecker is designed by Rawlings Architects and features a brick-and-metal exterior and punched-glass window openings. The industrial look is supposed to be a nod to Noho’s history.
Construction on the building is currently underway and is expected to be completed within the year…giving a bright future for real estate news!
